House Description:

Thoughtfully decorated, stylish and perfectly flexible for groups of all types, this 3-bedroom, tri-level terrace townhouse in a purpose-built block is nicely located on a pretty residential block in Holland Park, very close to the park itself, with easy access to the tube and the fantastic shopping, restaurants and amenities in Holland Park, Kensington and Notting Hill.

A light-filled and open plan room on the ground floor houses the kitchen, dining room and a lovely sitting area, all opening out onto a paved terrace. Perfect for summer stays, and letting in good light in the winter months.

We recently visited this home in November 2011 and loved it, and were surprised at how roomy it felt, charmed by the care and thought with which the space was designed, and the way that each area of the house was set up as a self-contained unit integrating seamlessly with the whole. It has been very well liked by guests so far, and the flexible bed options have proved to be a great perk for different sizes and types of groups traveling together.

First level: Kitchen, open dining room, sitting room, paved terrace, powder room. 
Second level: Large sitting room, Single/Trundle bedroom en suite bathroom. 
Third level: Queen Master Bedroom with large en suite bathroom and King/Twin bedroom, also ensuite.

On the first level of this terrace home and open to the dining area, the kitchen has plenty of granite top counter space, modern appliances and a window out to the street.

There is a double oven, electric cook top, dishwasher, microwave and a Fridge/Freezer, as well as plenty of cook and serve ware.

Beyond the kitchen is the dining area with wood floors and a comfortable dining table seating 6. Immediately past the dining table is a sitting area with colorful rugs, easy chair, two large armchairs, sofa and a flat screen TV. A slim desk with a computer hugs the wall between a built-in bookcase and the built-in shelving that houses the television.

Large doors lead out to the paved terrace overlooking the street. There is a good sized table and 6 chairs, perfect for outdoor living in seasonable weather.

Also on this level is a guest powder room with a sink, toilet and a cabinet housing the washer/dryer.

This second spacious sitting room is upstairs and boasts many thoughtful decorative touches, including fireplace, two sofas, two casual arm chairs and another television. Behind one of the sofas is a small desk area, perfect for business on a working holiday, or just a convenient place to park and surf the Time Out guide for current London events.

The smallest bedroom is also on this level, through sliding doors off the sitting room. In fact, these doors can be opened to include the bedroom as a part of the sitting room – great for entertaining!

Otherwise this bedroom has a Single/Twin trundle bed, hardwood floors, storage and a space-saving ensuite bathroom with power shower stall. Our photos show this room with the trundle beds tucked away and set up like a day bed lengthwise against the wall, as well as with the two beds made up for guests. It’s a really lovely space whether you use it as a bedroom or to open up the upstairs sitting room.


The master bedroom offers a Queen bed, with good closet space, storage and an ensuite bathroom with tub and shower-over-tub.

Also on this level is another bedroom with a flexible King/Twin split (can be made up as a King bed or two twins – perfect for families or friends traveling together,  no need to make any of the children sleep with grandma!), with an en suite bathroom with power shower stall. This room has a small flat screen television tucked away in a built-in closet, as well.

The upstairs bedrooms are just across a small stair landing from each other, but they are configured so that there are two bathroom walls between them, with the heads of each bed situated on opposite walls the house. These two rooms share the top floor, but maintain a feel of privacy.


This house is literally steps away from the park, and only a 4 or 5 minute stroll to the nearest underground stop, Holland Park station. Its position enjoys the best of all neighboring areas, with the fab restaurants and shopping in Kensington and Notting Hill as well as Holland Park.

Rental Details:

This property rents for a minimum of 7 nights. Any number of nights booked beyond the minimum 7 will be pro-rated at the weekly rate.

Included in the rental price is the cost of heat & electricity, use of appliances, weekly linen change if staying longer than 7 nights, departure cleaning, and a Greeter who meet you at the flat to show you around, introduce you to the particulars of the property, the appliances, and answer any questions you have.

Check-in time is after 12pm, though sometimes earlier arrivals can be arranged.
Check-out time is before 10:30am, though sometimes late check-out can be arranged.

Arrivals before 8:30am or after 4:30pm will require transfer service (car hire from the airport or train station) with our London transfer partners. Your driver will have the keys to your flat and will let you in. The Greeter will be by the following morning to show you around the various amenities of the home away from home.

Security Deposit:

The property requires a security/damage deposit between £ 350 – £ 1000 to be held by credit card until after departure. The Greeter who meets you on arrival will return at departure to check you out of the property and assess for damages at the end of your stay.

Accessibility Notice:

The Abbotsbury Road house is multi-level, with all the living and dining spaces spread out on every floor, therefor it is only suitable for those who can manage multiple short flight of stairs multiple times per day.

Location & Activities:

Famous for the lovely green space after which its named, Holland Park is a terrific area located between Kensington and Notting Hill. It happens to be a great location from which to explore the whole of London, as well.

There is no shortage of things to do in the area, beginning with the park itself. Including a Japanese garden, romantic woodlands, incredible children’s playground, sports areas, flower gardens and even peacocks, the unfussy and natural beauty of Holland Park make it a favorite of the many green spaces in London. The park even boasts a theater and Opera house. To American standards especially, it’s an incredible place.

Exceptional restaurants can be found close by (as well all across the city, of course), including Belvedere, a gorgeous establishment right in the heart of the park. Famous shopping is never far away, from Kensington High Street, Notting Hill, Portobello Road, to the renowned butcher, Lidgate, Maison Blanc bakery and popular independent bookstore Daunt. Speaking of famous, you might check out Sticky Fingers, an upmarket American-style burger joint owned by Bill Wyman of The Rolling Stones.
