House Description:

Chepstow Road (II) Modern House – Across the street from another excellent property in our portfolio, this 2 to 3 bedroom house is in a great spot for living like a London local in Notting Hill. A large, flexible, comfortable, clean, modern space, with a minimalist air, unusual art and a few choice international pieces brought back from abroad sprinkled throughout the house. 

The owner of this fine, recently renovated and privately-owned holiday home has an eye for uncomplicated, uncluttered and not simple per se, but perhaps simply interesting design. Light, bright, and enjoying an open and airy feeling, the house is perfect for city breaks in London, summer or winter and everything between.

The 3-story-plus-bathroom-landings layout provides a good division of space for guests to enjoy cooking, dining and socializing together, while still maintaining some privacy. The two main bedrooms are adjacent to each other off the top floor landing, but don’t share any walls as the master bathroom separates the space between them. The living area can be joined as a large L-shape or closed off to provide an extra (third) bedroom.

This property has a 1-bedroom apartment on the lower ground floor that is sometimes available in conjunction with the main house rental, and in addition the property can be rented with the house across the street to accommodate very large groups traveling together.

First Floor: Kitchen/Dining Room

Enter the house after walking up a few stone steps at the front of the property to the raised ground floor entry hall. The ground floor, or first floor in America, is spacious, with a wide hallway, large dining room and good sized kitchen.

The large dining room is located through large off the hall through double doors. The walls are bright, there is a large floor-to-ceiling window and a grand fireplace. The beautiful wood dining table seats 6 on leather and iron work chairs. There is an unusual antique sideboard carved with lion’s heads and figures en scene, as well as a casual marble topped buffet in the window.

The dining room is adjacent and opens in to the sleek modern kitchen, which has recycled wood floors, specially-molded counter tops and lots of white cabinetry. There is a fridge/freezer, 5-burner gas stove, wall oven, dishwasher, microwave and all the tools a home cook would need to whip up brilliant meal or enjoy London tea time.

Down the hall to the back of the house, under the stairs, is a cupboard with washer and dryer, and a door that leads out to a mesh metal terrace and steps out to the furnished private garden.

The clean, airy and private patio garden has terra cottta planters and wooden patio furniture, complete with an umbrella for al fresco outdoor dining in the shade. It’s a great addition to an already outstanding vacation home, and wonderful outdoor living space in the summer.

2nd Floor: Sitting Room & Bedroom

Up the stairs, past a wet room/shower room off the landing, to the second level, which is referred to as the first floor in the UK, and consists of the good sized living/sitting room, and the third bedroom.

The airy sitting room boasts tall ceilings and two floor-to-ceiling windows (double paned for quiet and warmth) overlooking the street below. A generous, open and multi-use space, the sitting room is uncluttered and intentionally appointed, with an oversized modern and comfortable L-shaped sofa, modern armchair with small side table, slim wooden desk and occasional desk chair, and an antique dresser with small flat screen television and cable.

There is a large whimsical wooden sculpture of a giraffe imported from Africa in the corner of the room, sure to make you smile, along with the round-bellied fertility statue on the mantle and the carved wooden animal in front of the fireplace that doubles as a bench. Framed art and an antique woven print adorn the walls.

The bedroom on this floor is accessed from the hallway, and offers a standard double bed, dresser and chair. The photos we have of this room show it as it used to be, a secondary sitting room area through double doors off the main sitting room. It has been converted to a full bedroom, with the double doors blocked off from the sitting room. It is a comfortable space, with a tall window that looks down to the private garden below. The floors are the same recycled wood, with a nice area rug, and there is dresser with African art and a large vase, along with a woven piece of art framed on the wall.

3rd Floor: Master en suite Bedroom & Small Double Bedroom

Back to the central staircase, past a second bathroom off the landing, with bathtub and hand-held shower, continue up the stairs to the small double and large Master bedrooms on the third level (or second floor to the British).

The smaller double bedroom at the immediate right of the stairs, has a standard 4′ 6″ bed, side tables, reading lamps, a window overlooking the garden, built-in bookcases and storage, as well as a small laptop table and occasional chair.

The Master en suite bedroom is next door, with the en suite bathroom separating the walls between the two rooms. The bathroom on the immediate right as you enter the bedroom, is a recent renovation and luxuriously appointed with a shower stall, overhead plus hand-held shower, large modern basin, tile floors, toilet and a lovely light-bringing skylight overhead.

The bedroom itself is more spacious, with wood floors, 5′ Queen bed, and offers tons of storage with a wall of built-in closets. There is a small desk or vanity area on one side of the room and book shelves on the other. There are two double-pane windows overlooking Chepstow Road and the Georgian houses across the way. The room is quiet and peaceful, feeling a bit like a sanctuary in the heart of London.

Outdoor Living Space – Patio/Garden

At the back of the house is lovely terraced patio garden, with lots of plants, a large shade tree, low stone garden walls and a long table with bench seating and a barbeque. A long metal mesh frame balcony and stairs lead to the patio, and the terraced concrete planters are slim and open so visitors are encouraged to be mindful of these.

A set of concrete stairs leads to the back door of the 1-bedroom apartment downstairs, ideal for the occasional groups wishing to rent both the house and the apartment together.

Additional Feature – Detached Apartment.

As mentioned above, there is a small 1-bedroom apartment at the sub-ground level of the house (completely separate and private from the house, without interior connection between the two). On occasion, this additional flat may be available to rent with the house to accommodate up to 8 people traveling together. Access to the apartment from the house is external, requiring use of either the front or back stairs to enter and exit from one to the other.

Location:

The most convenient underground stop is Notting Hill Gate, approximately a 10-minute walk, but there are other stops in the area. There are many buses nearby as well, including the 70, which will have you at South Kensington tube station in about 15 minutes.

Less than half a block away is a charming local Mediterranean/Greek deli and bakery, Haminados. The owner is charming, the food is unfussy and perfect, not to mention reasonably priced, delicious and easily enjoyed on the cute stone patio out back, decorated with a live olive tree and random framed photos of The Beatles. Great pastries, home-style food, open 6am to 10pm and stumbling distance for your vacation rental home away from home.

This is a desirable area, hip and artistic, filled with restaurants, interesting shops, boutiques, organic markets and of course the daily produce stalls and weekly antique markets of Portobello Road.  Plus, the Notting Hill neighborhood is in great and easy proximity to all that London has to offer.

7-night minimum rental. Any nights booked beyond the minimum 7 will be pro-rated per night at the weekly rate.

Cleaning, household or kitchen help and shopping are available at GBP15 per hour with advance notice.

Security Deposit:

A refundable deposit against damages of £ 500 is held by credit card on arrival and refunded at or just after departure.

About Notting Hill:

The yearly Notting Hill carnival takes place in August, and you’ll definitely want to know about it if it will be happening during your stay. A very lively event, it can be lots of fun to be a part of, or a complete bummer if you aren’t expecting it while on holiday and seeking the peace and quiet of a centrally located but residential area.

Home to many well-known and celebrated shops and bookstores, including Blenheim Books. Some of the best antique and boutique shopping can be found here, as well as excellent Caribbean and French-African food.
